The fee for all inspections is determined by the overall, total square footage of the structure (source - Beaufort County tax records), which might appear different than the promotional materials for the property. The fee schedule is as follows.
less than 1999 - $400.00 ($50 additional for homes with crawlspace)
2000-2999 - $450.00 ($50 additional for homes with crawlspace)
3000-3999 - $500.00 ($50 additional for homes with crawlspace)
4000-4999 - $600.00 ($75 additional for homes with crawlspace)
5000-5999 - $800.00 ($50 additional for attic & $100 for crawlspace)
6000-6999 - $1000.00 ($50 additional for attic & $100 for crawlspace)
7000-plus - starting at $1300. Call for specific quotes.
2.5 bathrooms or fewer - $300.00 (additional $25 attics, $25 crawlspace foundations)
3 bathrooms or more - $325.00 (additional $25 attics, $25 crawlspace foundations)
Fee Simple Condos and Villas - $375.00 (additional $25 crawlspace foundations)
An additional $125 to the square footage price listed above.
A Punch List inspection is conducted on a newly constructed or newly remodeled property looking for cosmetic flaws, blemishes and incomplete items in addition to the overall structural and mechanical condition.
In addition to basic inspection fee.

Pool inspection services are sub-contracted to a trusted 3rd party (Jes' Peachy Enterprizes)- not conducted by Lynes. Billing is included in our inspection report for your convenience. The pool inspection report is sent to you under separate cover by the inspector.
Additional 10% after 60 days then additional 10% per month after.
Payments at Closing
Under 5000 square feet - $150.00 + $25 for attics requiring inspection and $25 for crawlspace foundations requiring inspection
Over 5000 square feet - $225.00 + $25 for attics requiring inspection and $25 for crawlspace foundations requiring inspection
A re-inspection examines only those items observed in our original inspection report. See also "Walk-Through" inspections
A Walk-Through Inspection includes a re-test of all major appliances including HVAC along with and inspection of those deficiencies noted in our previous visit. Lynes will NOT conduct a Walk-Through inspection on properties we did not previously inspect for the purchaser.
